This mod includes a fully modified version of the Boat House in Sandy Shores, I have included a fully working boat dock & ramp, skate park, beach area, workout benches and pull up bars, BB court, and many other functioning objects.
FiveM download: Put in your resources folder, then add "start BoatHouse1" in your server.cfg
Single player download: Using Menyoo put the xml file in the "Spooner" folder

It is very hard to get past the red cones to go into the docks/ramp.
