NOTE : this is not my mod. i only added/removed some things to give it more life.
ADDED
-more trees near main road and gate
-another streetlight
-guards at front gate smoking and hanging out
-guard at front gate follows a patrol route
-guard near heli-pad follows a route to entrance
-guard at each hell-pad following a patrol route around pad
-guard by beach stairs/garage
-guard patrolling second floor
-maid sleeping on couch second floor
-guard and husky patrolling beach by dock
-2 maids in kitchen drink coffee
-maid as bartender
-maid on smoke break in backyard
-guard looking through binoculars near beach helipad
-guard on patrol by beach stairs other side of dock
-girl sitting in pool
REMOVED
-Bright spotlight near entrance(way too bright, its a gateway to ur mansion not heaven.)
-floating trees and bushes near entrance(provided shade but...they're floating.)
-all dock vehicles(plane spawn would bug out cause them to explode everytime u loaded into game. just use persistence)
-around 5-6 guards in the driveway

- Two cool helipads (as seen in the images) with helicopters and guards.
- Armed security guards at the gate, drive way and helipads (with animations & tasks).
- An awesome dock where you can park your luxury boats and jet skis.
- Added lighting and street lights at the drive way and across the mansion.
- Valets/servants at the entrance of the house and some inside as well as a waiter.
- Added beautiful trees at the main road around the entry gate.
- CCTV cams
- USA flag
HOW TO INSTALL -
((YOU MUST HAVE THE MALIBU MANSION INSTALLED from https://www.gta5-mods.com/maps/malibu-mansion-add-on ))
Just copy and paste the .xml file into your Gta 5 main directory --> menyooStuff --> Spooner.
LOADING THE MOD -
Launch the game, open menyoo > go to object spooner > Manage saved files > malibu mansion plus.xml > load placements. MAKE SURE START TASKS IMMEDIATELY IS CHECKED
